SECTIONAL PLANS

A sectional plan delineates the boundaries between sections, common property and exclusive use areas such as gardens, balconies and parking bays. The latest approved plan provides clarity about who is responsible for maintaining specific areas or resolving issues related to property use and ownership.

The sectional plan contains the participation quota (PQ) which indicates each section's share relative to the sum of all sections. The PQ determines each section owner's share in monthly levies and the value of an individual owner's vote.

The sectional plan is a foundational document that supports financial and maintenance planning and enables compliance with regulations. Unauthorised changes - like erecting lapas, extending sections, or enclosing balconies - can create legal complications and result in unfair levy contributions.

A sectional plan drafted by a land surveyor only becomes official once approved by the Surveyor-General and allocated a "D" number.
